The verdict

The new one. Dune House opened on March 3, 2026 in the old One Ocean building, 193 rooms on the sand at Atlantic Beach, with a spa and Coastal Farmer downstairs.

It's too new for AAA or Forbes, so we can't hand it a rating. We can tell you the fees: $30 a night plus tax for the destination amenity fee, and $35 a night to park.

It's the liveliest beach town of the lot, and it says nothing about the ship.

Book the car.

Book it if

  • Couples who want a beach town, not a resort compound
  • Dog owners
  • Anyone curious about the newest hotel on the beaches

Look elsewhere if

  • You want a proven rating before you pay splurge prices.
  • You want the fees folded into the rate.

Getting here, and on to the ship

Pick where you’re coming from. Solid lines are rides the hotel publishes; a question mark is a leg you’ll arrange yourself. At a splurge hotel, that’s usually the morning ride.
